Originally a garage with storage loft, this coach house underwent a residential conversion in the 1970s. Built by Spaces Construction and Renovation, this major renovation and addition takes the existing building and upgrades it to a modern, energy efficient residence. The load-bearing brick walls are lined with 2x2 metal studs offset from the brick by three-inches. The walls are then insulated by water-based closed cell spray foam. This strategy allows for more insulation behind the studs and less thermal bridging compared to the more typical 2x4 wood stud approach.
