Major St. Multiplex

Major St. Multiplex is a four-unit walk-up in Toronto’s Annex neighbourhood. The building design offers ample space, light, and privacy for tenants, with each apartment occupying its own dedicated floor of the building. All units are 3-bedroom suites with 1.5 bathrooms, in-suite laundry, and rear balconies.

The property is located close to multiple public transit routes including subway, streetcar, and bus lines, and was previously an empty lot used for parking. At the rear is a proposed garage conversion that will add a detached, 3-bedroom laneway house on the property. With the fourplex at the front and future laneway house in the back, this full development will add five 3-bedroom units to this previously empty prime-location property.

The fourplex building is designed to provide a bright, private dwelling for each of its occupants. Each floor of the building is a separate 3-bedroom home with its own balcony.

The main entrance for the apartments on levels 1-3 is at the front, with a shared interior staircase and vestibule. The lower unit has a private entry at the rear. The layouts of the units are essentially all the same, with an open-concept living-kitchen-dining space flanked by two spacious bedrooms, and a third bedroom, the bathrooms, laundry, and mechanical/storage room down the hall.

The only slight differences in layout are on the lowest and uppermost levels, due to the smaller footprints necessitated by thicker foundation walls and third-storey setbacks. The main difference on the lower level – other than having its main entrance at the rear – is the presence of a mechanical room for the overall building systems located under the main front stairs. Above, the larger rear setback on the top floor reduces the overall size of the uppermost unit, however the reduced square footage is made up for with a larger balcony almost twice the size of those on levels 2 and 3.

The rear balconies are equipped with an exterior fire stair, offering a tasteful approach to an emergency egress for those units. Aside from emergencies, the rear balconies are private outdoor spaces for each apartment. The lower level has emergency egress provided via deep window wells at the front and sides of the building.
